Binding Site Plan application to construct a mixed use project with a 14,027 square foot building footprint on a 1.02 acre site.  The applicant is requesting a Variance to reduce the 35-foot roadway buffer. The total building square footage will be 70,343 square feet and is proposed to be four stories with retail and parking on the main floor with three levels of residential units above and one level of parking below.

2316 132nd Street SE  

A Preliminary Plat application to subdivide 3.2 acres located at 23rd Lane SE and 132nd Street SE, into 25 lots for single-family residential development.  The proposal also includes an internal access road, stormwater infrastructure, open space, and frontage improvements along 132nd Street SE.  Access to the site would be provided via 23rd Lane SE, which provides access to the existing adjacent Crestview Village residential development.  Hearing Examiner Decision issued on December 3, 2019.  This subdivision is currently under construction.

The Farm Binding Site Plan

 3830 132nd Street SE A mixed-use development comprised of ten buildings on approximately 17 acres.  The proposed development consists of 382 residential units (356 apartment units and 26 live/work units) totaling approximately 344,720 square feet. Proposed commercial space totals approximately 68,600 square feet of retail space and 16,600 square feet of medical offices. This development includes a total of 1,119 parking stalls (472 surface spaces and 647 spaces in parking garages), along with stormwater facilities, public plazas and open spaces with landscaping and walking paths.  Access to the site will a new public road connection to 132nd Street SE (SR 96) at the signalized intersection at 39th Avenue SE.  The Hearing Examiner issued a Decision on June 3, 2019.   Currently under construction. 
 McDonald's Redevelopment 164th & Bothell-Everett Hwy The proposal includes the demolition of the existing 5,549 SF McDonalds Restaurant and Play Place. Construction of a new 4,450 SF McDonalds Restaurant and Play Place, 27-stall asphalt paved parking lot, dual-lane drive-thru, and associated underground utilities is proposed.

 On Bothell-Everett Hwy SE of 132nd Street The Binding Site Plan application proposes an indoor animal boarding facility comprised of six buildings on approximately 2.68 acres.  The proposed development consists of five 768 square foot pet boarding houses and a 1,652 square foot main office along with parking, stormwater facilities, and landscaping with walking paths and a private dog park.  The Hearing Examiner issued a Decision on
April 8, 2019.  The Design Review Board approved the building designs and monument sign on April 18, 2019.  Civil plans and building permits are currently under review. 
Three Oaks Preliminary Plat

2904 & 2914 Seattle Hill Road A Preliminary Plat application to subdivide 2.36 acres into eight single-family residential lots.  Approved by the Hearing Examiner on November 28, 2018 (Decision).  Currently under construction.
Lift Station Replacement/Upgrade West end of 138th Street SE Conditional Use Permit to lift station replacement/upgrade. Proposed improvements include the demolition and replacement of the existing facilities. The existing lift station wet well will be rehabilitated for use as a surge manhole and the existing propane generator will be replaced with a diesel generator with a sound-attenuating enclosure. Site restoration will include asphalt paving and chain link fencing. Construction is scheduled to commence in October of 2021 and be completed by the end of Summer 2022.  Administrative conditional use permit.
